Certificate of Occupancy & Certificate of Compliance
Certificate of Occupancy (CO) - Single Family Dwelling
Before a Certificate of Occupancy can be issued for a single family dwelling, the following is needed to be in place:
Building Subcode Requirements
- All stairs, guards, and handrails must be complete
- All doors , windows , hardware and trim must be complete
- All exterior decks , steps, patio and walls must be complete
- All exterior lawn areas must be final graded and stabilized
- Fire separation between dwelling and attached garage must be complete (if applicable)
- Sump pump must be complete and functioning (if applicable)
- All construction tools and materials shall be removed from area(s) to be occupied
- New Home Warranty must be issued (if applicable)
- Final approval by Hudson-Essex-Passaic Soil Conservation District (if applicable)
- Final approval by Planning Board or Board of Adjustment (if applicable)
- Final approval by Township Engineer
- Final inspection by Building Subcode passing all requirements and regulations.
- All required fees have been paid in full.
- New Home Warranty if applicable.
Electrical Subcode Requirements
- All Life Safety Items must be complete
- All Boxes closed with cover/plates installed
- All Electric Panels closed & circuits marked
- Complete Minimum Lighting Requirements
- Working Wall Switches for all entry doors & lights & all rooms that will be occupied
- Complete Minimum Receptacles Ground Fault & Arc Fault protection must be installed
- Complete Smoke Detector/ CO Detector wiring & mark circuit in panel
- Final inspection by Building Subcode passing all requirements and regulations.
- All required fees have been paid in full.
Plumbing Subcode Requirements
- Must have a working kitchen sink
- Must have a way to cook- microwave or stove or oven
- Must have working full bath - toilet, sink & tub/shower
- Must have Heat & Hot water
- Final inspection by Building Subcode passing all requirements and regulations.
Fire Subcode Requirements
- All life safety devices must be in place and working
- All smoke alarms/detectors must be installed and working (if system is low voltage, system must be supervised and supervising agreement by approved agency must be supplied)
- All required fees have been paid in full.
- CO alarm within 10 feet of sleeping rooms
- Fuel fired equipment must have venting installed
- Final inspection by Building Subcode passing all requirements and regulations.
- All required fees have been paid in full.
Certificate of Compliance
A Certificate of Compliance is required for the sale of a home, condo, etc. in the Township of Verona. A Certificate of Compliance is issued by the Fire Prevention Department as evidence that a general inspection of the smoke detectors and carbon monoxide detectors has been made and there is a portable fire extinguisher are in place as required and are in working order as of the inspection date. Please note, this is not to be confused with a Certificate of Occupancy.
