2025 - 2026 Property Revaluation Program

January 2026 Update: All properties within Verona Township have been inspected, analyzed, and valued in accordance with New Jersey statutory requirements and the standards established by the New Jersey Division of Taxation.

Final assessed values have been established following internal review and quality control.

New assessment notification letters have been mailed to all property owners. These notices are intended to provide transparency regarding the results of the revaluation prior to the filing of the tax list.

Each notification letter includes an estimated annual property tax amount calculated using the 2025 total municipal, county, and school tax levy. This estimate allows property owners to better understand the projected impact of the revaluation on their individual property taxes. Final tax bills will ultimately be determined by the adoption of the 2026 budgets, the estimate provides a reasonable and informative benchmark.

The notification letters also provide property owners with the opportunity to schedule an appointment to meet informally (by phone or in person) with the revaluation firm in Verona to discuss their assessments, review the data utilized in the valuation, and address any factual issues. This informal review process is intended to resolve concerns early, promote understanding of the revaluation process, and minimize the need for formal appeals. 

In accordance with deadline extension provided to the township, the final tax list will be filed with the Essex County Board of Taxation on Tuesday, February 10, 2026. Following submission, the County Board will review and certify the tax list.

The revaluation is revenue neutral. The revaluation does not generate additional revenue for the Township, County, or School District. Property taxes are driven by the adoption of municipal, county, and school budgets; the revaluation simply redistributes the existing tax levy based upon current market values to ensure fairness and uniformity.

January 2025: A revaluation of all properties located in the Township of Verona is currently underway.

It has been almost six (6) years since a revaluation was completed in the Township of Verona New Jersey. Real estate taxation law mandates that all real estate be assessed at 100% of market value and there must be equalization among assessments.

Annually, the State of New Jersey, Division of Taxation, and the Essex County Board of Taxation complete a study of all the sales that have transacted in each community, including the Township of Verona, and determine the relationship of assessed value to sale value for each usable sale.

It has been determined by the State and County agencies that the properties located within the Township of Verona are currently not assessed at market value.   The Essex County Board of Taxation has ordered a revaluation of the Township to be completed and implemented by the 2026 Tax Year. 

The goal of the revaluation program is to update all assessments to fair market value. To achieve this goal, all pertinent information must be accurately collected. This procedure includes a representative of the firm making an inspection of your property and measuring all buildings on, and improvements to, your land. If no one is available during our initial inspection we will continue with the exterior inspection and leave a post card with a phone number for you to call to set up an appointment for an interior inspection. Please inform tenants and/or caregivers of the revaluation program so they are aware of our upcoming visit.


Key Points To Note:

  • The revaluation is ordered by the Essex County Board of Taxation, not by Verona Township.
  • The revaluation is tax levy neutral and does not generate additional revenue for the Township. The total tax levy is determined by the County, Municipal and School budgets.
  • The revaluation does not automatically result in a change to a property's annual taxes. Individual property taxes may increase, decrease or remain the same depending on updated fair market values.
