You should have received your third quarter property tax bills in the mail by now. If you are wondering why this quarter may look different, here is an explanation on how your property taxes are calculated following Verona's recent revaluation, as ordered by the Essex County Board of Taxation. Third quarter payments are due August 1st 2026.
New Property Assessment × Estimated Tax Rate = Estimated 2026 Taxes
− 1st & 2nd Quarter Payments = Remaining 2026 Balance
÷ 2 = 3rd & 4th Quarter Tax Amounts*
Your property tax payments for the first and second quarters amount to half of the previous year's billed amount.
*Third-quarter tax bills are calculated using your newly assessed property value (if applicable) and the estimated 2026 tax rate, with credit applied for the first- and second-quarter payments already made.
*Fourth-quarter tax bills are calculated using the certified 2026 tax rate.
If the certified tax rate differs from the estimated rate used for the third quarter, the fourth-quarter bill will be adjusted accordingly. Fourth-quarter tax bills are mailed in September.
